February 2018 Update

UnknownSales in the Powell River residential real estate market continued in the winter doldrums at 22, however new listings popped up to 45 up from 25 in January and ahead of last February’s 33. This suggests that sellers are expecting another strong year in the market. This healthy bump should translate into improved sales in March to begin the spring market as listing deprived buyers have more to choose from. Five condo listings, which have been scarce, came on this past month to satisfy both investors and entry-level owners. Even with the new listings, we’re still in a sellers’ market seeing prices rising, fewer days on market and often, competing offers. The recent mortgage rules and restrictions for foreign buyers have slowed some markets in the lower mainland, but our still-lower prices continue to be attractive to buyers in the larger centers.

75 Unit Seniors’ Village Coming

IMG_0562Preliminary engineering work has begun on a seniors’ independent living village on Upper Joyce Ave.  Golden Life Management in partnership with Inclusion Powell River will be opening this village featuring “housing and hospitality” among the many features to be offered for rent in 75 studio, one and two bedroom suites.  At a presentation over a year ago, we were told that the rent would include community meals, recreation programs, complimentary housekeeping, all utilities and 24 hour monitoring and security.  There will be a shuttle bus and parking to help residents get around from this very central location close to the hospital, recreation complex and shopping.  More details will follow once construction of the building itself begins, but other Golden Life villages feature additional levels of care for a fee as one’s needs increase.

Better at Home

BetterAs a Seniors Real Estate Specialist (and reasonably senior myself!), I try to keep up with seniors news in the area as much as possible.  Did you know that there is a program funded by United Way and run by Inclusion Powell River which is dedicated to helping senior stay in their homes longer?  In Powell River, we have 130 seniors receiving help with shopping, visiting, transportation and light housekeeping from 35 volunteers. On their website, they state, “by helping seniors remain at home longer, they support a diverse, inclusive and vibrant neighbourhood for everyone.”  You may know someone who could either help or take advantage of this program.  For more information, google Better at Home (http://betterathome.kapowcreative.com)

MainIn the heart of the “downtown Marine Business Centre”, this residentially zoned lot is perfect for a getaway cottage in Powell River or a home with a urban slant on Powell River culture.  The ocean view is value-added for the future as view lots are in high demand and likely to remain so.  It’s a good investment whether you build now or in the future!
